Houses in India
Houses for sale in India are the second-largest group on RealEstateAbroad, with 9,025 listings out of 72,948. In Indian practice, "house" can cover anything from a bungalow on a freehold plot to a builder floor, a storey of a low-rise building, so the legal nature of what you are buying needs particular attention.
Across India, the median asking price on current listings is €69,275, with the middle range running from €36,947 to €152,406, and a median of €744 per m². Houses are less numerous than flats but often more expensive in total because they include land. Larger family homes are present: nationally 5,208 listings have four bedrooms and 3,400 have five or more. Euro figures are converted from rupees and vary with the exchange rate.
Property in unauthorised colonies can have title or regularisation problems. A local advocate should search records for at least 30 years.
NRIs and OCIs can buy residential houses; others are heavily restricted. Agricultural land and farmhouses are barred for NRIs and OCIs. Stamp duty and registration vary by state, and sellers who are NRIs face tax deduction at source on sale. Property tax is paid annually to the municipality. Read the India consultation page and financing in India.
Before you pay for an Indian house, make the lawyer prove the land is clean.
If you want less maintenance, see apartments. Those building new can browse land.

A floor of a low-rise building sold as an individual unit, usually with a share in the land and perhaps a parking space.
Yes, if it is residential or commercial, not agricultural or a farmhouse, and the purchase follows foreign exchange rules.
Ask a local lawyer to examine the chain of ownership, mutation records, tax receipts and encumbrance certificate.
Often, but confirm whether parking is part of the deed.
They offer shared amenities and security, with maintenance fees. Independent houses provide more freedom but less services.
