Nashik is a city on the Godavari river, a major Hindu pilgrimage site and one of the cities that host the Kumbh Mela. It is also the centre of an important wine region, with vineyards and tasting rooms around the city. It lies in northern Maharashtra, with road and rail links to Mumbai, which is roughly 170 kilometres away, and the Samruddhi Mahamarg expressway links the region toward Nagpur.
Buyers are local families, Mumbai investors seeking cheaper alternatives, and non-resident Indians.
Overseas nationals without OCI status are in practice shut out of Indian residential purchases, and agricultural land, farmhouses and plantations are closed to everyone in that position. OCI and non-resident Indian buyers may purchase homes and commercial space but not farmland. Maharashtra stamp duty is a major cost on top of registration and local charges, so budget for it early. For new apartments, ask for the project's RERA registration number and check it on the state portal.

The suggested links are larger Mumbai-region markets rather than neighbours: Mumbai and Navi Mumbai are far more expensive, and Thane and Palghar are on the Mumbai side of the ghats. Compare them as different tiers.
