Land in India
Land for sale in India is a cautious category for foreign buyers: 1,517 listings on RealEstateAbroad out of 72,948, and the rules about who may hold which kind of land are the strictest in the whole property system. Many apparently cheap plots are not available to overseas investors at all.
There are no land-specific medians in our dataset. Across every Indian listing, the median asking price is €69,275, with a middle range of €36,947 to €152,406 and €744 per m², converted from rupees. Plot prices depend on whether the land is in an approved residential layout, an industrial area or farmland, and on the nearness to metros such as Hyderabad and Pune.
NRIs and OCIs may buy residential and commercial property but not agricultural land, plantation land or farmhouses. Other overseas foreigners are generally barred from buying immovable property. A plot sold as "farm land" or "farmhouse plot" may therefore be unavailable to you. Land conversion from agricultural to residential use requires official permission and fees. Confirm the legal status with an advocate, and see the India consultation guide.
Power of attorney sales are risky; insist on a registered sale deed.
Plotted developments cluster around fast-growing peripheries of Hyderabad, Bengaluru, Pune and Ahmedabad, and in the satellite towns of Gurgaon and Navi Mumbai. Look at Kolkata for lower-priced sites. For finished homes see houses and villas.
If a plot is cheap because its legal status is unclear, the discount is the risk premium.
Stamp duty and registration vary by state. Banks provide plot loans at lower loan-to-value than home loans. Read the India financing guide and use the mortgage calculator.

No, not under general rules. NRIs may inherit it or receive it as a gift in some circumstances.
An official process to change the use of land from agricultural to residential or commercial, subject to approval and fees.
They can appreciate but lack rental income and carry legal risk. Buy in approved layouts with clear title.
Generally not. A registered sale deed is the secure route.
