Buyer's guide: Mumbai
Mumbai is India's financial capital and its most expensive property market, and RealEstateAbroad lists 2,795 properties there. The median asking price is €124,234 for a typical 84 m² home, equal to €1,747 per m². That is low next to Mumbai's famous South Mumbai prices, so the listings clearly lean toward suburban and outer areas.
Figures come from current listings, with rupee asking prices converted to euros.

Apartments dominate with 2,720 listings, against 34 commercial, 18 houses, 9 plots, 4 villas and 1 penthouse. Two-bedroom homes are the largest group (1,234), then one-bedroom (634), three-bedroom (612), five or more (136) and four-bedroom (114). The housing stock is overwhelmingly vertical: Mumbai has little land, and nearly all new supply is high-rise.
Areas covered by cheaper listings tend to include the far suburbs along the Western and Central railway lines and the Thane belt. Browse India apartments for similar listings or Navi Mumbai for planned-city alternatives across the harbour.
Mumbai is a long island city that runs north to south.
The local train network carries millions daily, and new metro lines and the Mumbai Trans Harbour Link are changing commuting patterns. Proximity to a station can affect value more than the building itself.
Indian foreign exchange rules generally prevent foreign nationals who live outside India from buying residential or commercial property, with exceptions for NRIs and OCI cardholders, who can buy non-agricultural property. Citizens of some neighbouring countries need special approval. Payments must usually come through regulated banking channels. Always verify your eligibility with an Indian lawyer or chartered accountant.
If you qualify, read the India buying guide and the India financing page for process, and keep the India market analysis handy for context.
At a median of €124,234 for 84 m², Mumbai listings in our data cost a fraction of equivalent European capital-city homes, but remember what that figure leaves out. Indian rental yields in Mumbai are typically low in percentage terms, often cited at only a few per cent a year, because capital values are high relative to rents. Buyers are usually betting on long-term capital growth and on the scarcity of land.
If you are an eligible buyer, think about currency risk (the rupee has weakened over time against the euro), repatriation limits on sale proceeds and Indian capital gains tax. A chartered accountant who works with NRIs can model these in advance.
Other cities for comparison include Bengaluru, Hyderabad, Kolkata, Ahmedabad and Gurgaon. The India hub lists more and our valuation tool can test an asking price.

Foreign nationals living outside India generally cannot, but NRIs and OCI cardholders can buy non-agricultural property. Consult an Indian lawyer for your case.
Our listings include many suburban and outer areas. Central and South Mumbai prices are far higher per m².
It is the usable floor area inside the walls of a flat, excluding common areas. RERA requires projects to quote carpet area, so ask for it.
Suburbs near business hubs such as Andheri, Powai and Navi Mumbai tend to see steady rental demand. Check actual rents for your target building.
It can be an opportunity or a delay. Look at the society's agreement and the developer's reputation.
