Buyer's guide: Gardabani
Gardabani is a municipality in Kvemo Kartli, southeast of Tbilisi, where buyers can find houses, plots and larger gardens at lower prices than in the capital. We list 177 properties with a median asking price of GEL 188,000.
All figures are asking prices from current listings on RealEstateAbroad. The median reflects a mix of houses and plots and is not directly comparable to Tbilisi apartment prices.

Of the listings that state bedrooms, two-bedroom homes lead (11), followed by one-bedroom (4), three-bedroom (4), four-bedroom (3) and five-plus (1). A typical purchase is a modest house, but sizes and plots vary.
For wider options see the Georgia country page.
Plots near Tbilisi often come with questions that a flat does not. Ask for an extract from the public register showing the land category, the cadastral code, any mortgages or restrictions and the exact boundaries. Confirm that gas, electricity and water are actually connected, not just nearby, and who owns the access road. If the house is unregistered or was built without a permit, resolving that can take time and money.
Walk the area in different seasons if you can. Parts of the Kvemo Kartli plain are dry and hot in summer, and some sites sit close to industrial activity. A Georgian lawyer who reads the register in the original language is worth the fee, especially if the seller is selling on behalf of relatives.
Gardabani is roughly 30 km from Tbilisi and sits close to Rustavi, an industrial city. The area includes the Gardabani power plant and a wetlands reserve nearby. It suits people who work in Tbilisi or Rustavi but want a house and land, not a flat.
Comparable places: Rustavi, Tbilisi, Tabakhmela and Shindisi. Rustavi has more services, while Tbilisi is the main market.
Gardabani is a commuter bargain, not a holiday market: check transport, water and utility connections.
Foreigners can buy houses and non-agricultural land, but not agricultural land. Registration is through the Public Registry and costs are small; there is no general transfer tax (approx.; verify locally). Annual property tax is low, up to about 1% depending on income. A purchase of at least $150,000 supports a residence route from 1 March 2026.

Roughly 30 km away, so it works for commuting if you accept traffic.
Non-agricultural land, yes. Agricultural land is restricted.
Our table shows lari (GEL). Sellers sometimes quote dollars.
Property of at least $150,000 qualifies from 1 March 2026.
It is not legally required, but it is wise for foreigners. A lawyer can read the register extract, check the seller's authority and prepare the sales contract in both languages.
