Buyer's guide: Frederiksværk
Frederiksværk real estate offers fjord-side family housing within reach of Copenhagen: 81 current listings on RealEstateAbroad have a median asking price of €400,728, and most are houses or villas. Prices here run higher than on rural Funen or Falster but below the capital's northern suburbs.
Asking prices from current listings on RealEstateAbroad.
| Measure | Value |
|---|---|
| Listings | 81 |
| Median asking price | €400,728 |
| Middle half (p25 to p75) | €320,448 to €494,387 |
| Median price per m² | €3,428 |
| Median size | 105 m² |
The stock is 40 houses, 34 villas, 5 apartments and 2 land plots. Bedroom counts are generous: 29 listings have four, 29 have five or more, 17 have three and 5 have two. This is a family-house market with very little flat inventory. For comparison pages, see Denmark houses and Denmark apartments.
Frederiksværk is a former industrial town on Roskilde Fjord's northern arm in North Zealand, in Halsnæs. It is close to Arresø, Denmark's largest lake, and to the coast around Hundested. Copenhagen is roughly an hour away, which suits commuters willing to drive and buyers wanting nature at a lower price than the commuter belt closer in.
Halsnæs is also popular for weekend and holiday living, but buying a holiday home as a non-resident is the hardest route to permission in Denmark, so confirm eligibility first.
Day to day, the town has a pedestrian high street, a harbour at the fjord's edge and good cycling routes along the water. Commuters should price in fuel or rail changes, since North Zealand is not served by a direct fast line from every village. Houses closest to the water or the lake cost more per square metre than those in inland estates, so use the price per m² of €3,428 as a midpoint rather than a rule.
Foreign non-residents need Ministry of Justice permission unless an exemption applies. Hire a Danish solicitor, ask for the seller's tilstandsrapport (condition report) and electrical report, and check the energy label. Deed registration costs about 0.6% of the price plus a fee.
Read the Denmark buying guide and financing in Denmark; our mortgage calculator helps model monthly cost.
Hundested, Jægerspris and Frederikssund are local fjord and peninsula communities. Hillerød is a larger town inland, and Græsted and Nykøbing Sj are small North Zealand neighbours. See the Denmark overview.

The median ask is €400,728, with the middle half between €320,448 and €494,387.
Around an hour by road depending on traffic; public transport takes longer.
Possible only with permission, and it is the hardest category for non-residents.
Very few: 5 of 81 listings are apartments.
Partly. Halsnæs draws summer visitors, but most listings are year-round family houses; check zoning if you want to use a house only seasonally.
