Buyer's guide: Odense
Odense is Denmark's third-largest city, on the island of Funen, and it offers family-sized houses at prices well below Copenhagen. Our listings show 528 properties and a median asking price of €360,588.
Denmark restricts property purchases by people who do not live in the country. Non-residents, including EU citizens in most cases, need permission from the Ministry of Justice to buy a home, and permission for holiday homes is granted only in narrow circumstances. If you live in Denmark, or you plan to move there, the restrictions mostly fall away. Speak to a Danish lawyer before you bid.

In Danish listings a villa is a detached single-family house. There are 269 villas, 176 apartments, 72 other houses (such as terraced homes) and 11 plots. Bigger homes are common: 196 listings have five or more bedrooms and 146 have four, compared with 98 three-bedroom, 69 two-bedroom and 13 one-bedroom. See villas in Denmark and apartments.
The city has the University of Southern Denmark, a large hospital, H.C. Andersen's birthplace and museum, a pedestrianised centre and a light-rail line. Trains reach Copenhagen in about 1 hr 15 minutes, which makes it a base for commuters who want lower housing costs. Look at the energy rating (energimærke) and the building condition report (tilstandsrapport) for every house.
Also compare Aarhus or Copenhagen, and read the Denmark guide and financing page.

Usually not without Ministry of Justice permission, which is rarely given for pure holiday use. Residents of Denmark are treated differently.
Danish family housing is traditionally detached, so 269 of 528 properties are villas.
Substantially, but still at €3,396 per m² for the median.
A registration fee based on price and a fixed charge, plus lawyer and survey costs.
