Græsted lies about 50 km north-west of Copenhagen, with train links to Hillerød and onward to the capital. Gilleleje's fishing harbour and Tisvilde's forest and beach are a short drive north. The area mixes year-round residents with summer-house owners, so schools and shops are open all year in the towns but quieter on the coast in winter.
Commuting to Copenhagen takes about an hour, so it suits hybrid workers more than daily commuters.
Danish law requires non-residents to obtain Ministry of Justice permission before buying property, and holiday homes are the hardest category to get approved. Buying a year-round home with a plan to live in Denmark is easier, but the application takes time. Costs include a land registration fee of DKK 1,850 plus 0.6% of the price, and the buyer's adviser and inspection. Under the Danish system you receive a condition report and electrical report, and can buy buyer's insurance.
See our Denmark consultation guide, financing page and country page.
For a non-resident, permission comes before price negotiations in Denmark.
Gilleleje and Hornbæk are on the coast, Fredensborg and Hillerød are inland, and Frederiksværk and Helsingør are further away.
