Houses in Denmark
Denmark lists 3,766 houses on RealEstateAbroad, about 20% of 18,917. This group includes terraced houses (rækkehuse), older town houses, farms and small rural homes that do not fit the detached villa mould, and it contains many of the cheaper ways into the Danish market.
The Danish median asking price across all property types is €347,208, with a central range of €200,029 to €621,931. The median price per square metre is €2,850. Terraced and town houses in the cities usually fall within or around that range, while rural farmhouses can sell for well below the lower quartile and renovation projects even less. Check the size of the plot, because Danish farm properties can include land that adds to the price.
City town houses appear in Copenhagen, Aarhus and Odense, where prices are higher. Aalborg, Esbjerg and Randers offer larger houses for less money. Silkeborg sits in the lake district and attracts buyers who want nature. For the typical detached family home, see villas, and for a lower-maintenance option see apartments.
Danish law restricts foreign buyers of property in some circumstances. Non-EU citizens without five years of residence need permission from the Ministry of Justice, and farmland and summer houses carry additional limits. If the house is a farm or has a large agricultural area, you may need to meet residence and farming requirements. A Danish lawyer can confirm. See the Denmark buying guide.
Heating is the big running cost in Danish houses, and the price of energy has shifted attitudes toward heat pumps, insulation and district heating. Ask for the last two years of bills and check whether the house is connected to district heating or has a boiler that will soon need replacing. Property taxes are based on public valuations, and your annual bill will depend on the municipality. Winters are long and dark, so look at window orientation and how well the garden drains, and whether the road is gritted. In rural areas, septic tanks and private wells must be checked for compliance, and some municipalities require upgrades after a sale. A buyer's adviser can negotiate on defects listed in the condition report, and the owner-change insurance usually covers hidden structural faults for several years.
