Stock and bedroom mix

Apartments account for 203 listings, villas for 13 and houses for 4. That is typical for an urban district where almost all housing is in multi-storey blocks, from Art Nouveau buildings to post-war flats. Read about apartments in Denmark for country context.

By bedrooms: three (64), four (56), five-plus (54), two (44) and one (2). Large family apartments with four rooms or more form a sizeable share, a legacy of grand buildings that became owner-occupied flats.

A neighbourhood guide

Frederiksberg Allé links Vesterbro with the Frederiksberg Gardens, a landscaped park with a palace and the Copenhagen Zoo nearby. Around the Metro station Frederiksberg and Forum, you will find the commercial hub, while Godthåbsvej and Falkoner Allé suit buyers who prefer a livelier mix of shops and cafés. The quiet streets around Søndermarken, Solbjerg Plads and Peter Bangs Vej are among the most sought after for families. Valby and Vesterbro border the district on the south and east respectively.

The Metro and S-train put the centre of Copenhagen within ten minutes, and Kastrup Airport is about 25 minutes away by metro and train. International schools and universities are in the area, including Copenhagen Business School at Solbjerg Plads, which boosts demand for rental flats.

Frederiksberg is a premium postcode where the park, the metro and the schools justify a price above neighbouring districts.

Danish rules to know before buying

  • Ownership forms. In and around Copenhagen you will see owner-occupied flats (ejerlejlighed) and co-operative flats (andelsbolig). Co-op purchases involve a share in a society and have price caps and different financing rules. Ask which form applies.
  • Foreign buyer rules. Non-EU citizens who have not lived in Denmark for at least five years generally need permission from the Ministry of Justice. Confirm your status with a lawyer.
  • Costs. Budget for the buyer's lawyer, registration of the title (about 0.6% plus a fixed fee) and a condition report. Verify the figures.
  • Association finances. Request the owners' association's annual accounts, maintenance plan and loans. Large renovations of balconies and facades are common.
  • Financing. Danish mortgage banks prefer residents with local income. See our Denmark mortgage guide.

The Denmark buying guide covers the process in more depth.

Alternatives in Denmark

Next door, Copenhagen has more variety at similar or lower prices. Regional cities such as Odense, Aarhus, Aalborg and Esbjerg cost far less per square metre. Browse the national page at property for sale in Denmark or use the property valuation tool.

Buying property in Frederiksberg: FAQ

Why is Frederiksberg so expensive?

It is a compact, well-served district with parks, schools and a Metro line, adjacent to the city centre. Supply is limited because almost all land is built up.

What is the difference between an ejerlejlighed and an andelsbolig?

An ejerlejlighed is a freehold condominium. An andelsbolig is a share in a housing co-operative that owns the building. The two have different pricing, loan and resale rules.

Can a foreigner buy in Frederiksberg?

EU/EEA citizens usually can, but non-EU citizens without five years' residence generally need permission. Always check with a Danish lawyer.

How much is a typical flat?

Our median is €1,069,723 for a 96 m² flat, with the middle half between about €0.8m and €1.67m.

Is it a good rental market?

Demand is strong from students and professionals, but Danish rent regulation and tenant protections can limit income. Seek local advice.
