Buyer's guide: Richmond
Richmond, British Columbia, sits on an island in the Fraser River next to Vancouver and its airport, and RealEstateAbroad lists 2,502 properties there. The median asking price is €624,334 and the median price per m² is €5,420. Condos outnumber houses slightly, and the city has one of Canada's largest East Asian communities, which shapes the shops, food and buyer base.

| Median per m² | €5,420 |
| Median size | 116 m² |
Apartments number 1,153, houses 1,036, commercial 273 and land 40. By bedrooms, two-bedroom units lead (695), then three-bedroom (497), five or more (379), one-bedroom (328) and four-bedroom (284). Five-plus-bedroom homes are surprisingly numerous because Richmond has many large detached houses on small lots, often with multigenerational layouts.
The wide range between the lower quartile of €409,641 and the upper quartile of €1,053,093 captures small downtown condos at one end and big detached houses at the other. Browse condos or houses in Canada to compare.
City Centre, along the Canada Line SkyTrain, has the densest condo towers, Richmond Centre mall and the Aberdeen shopping complexes, and it is only about 25 minutes by train to downtown Vancouver. Steveston, in the south-west, is a former fishing village with a working harbour and seafood market, and it is popular and pricey. Hamilton and East Richmond have newer townhouse communities, while Broadmoor and Seafair are classic suburban neighbourhoods.
YVR airport is on Sea Island within the city. Because Richmond is low-lying, flood protection and dike upgrades are a long-term issue, and it has more earthquake-liquefaction risk than hillside areas; building age and construction type matter.
British Columbia has an additional property transfer tax for foreign nationals and foreign corporations in Metro Vancouver, and the federal ban on certain purchases of residential property by non-Canadians applies with exemptions. Add the speculation and vacancy tax for some owners, and strata fees for condos. All these rules change often; confirm with a BC lawyer before making an offer.
Our Canada buying guide covers how a purchase works, while financing and Canada market analysis provide background. Pre-sale condos are common; read the disclosure statement carefully.
Many Richmond City Centre towers are sold pre-construction, with deposits staged over 12 to 24 months. Under BC law the developer must provide a disclosure statement, and you have a seven-day rescission period. Read about the completion date and the developer's right to extend it, the proposed strata fees, and the assignment rules if you want to resell before completion. Assignment of pre-sale contracts has been restricted by recent provincial rules.
Resales are easier to evaluate. Obtain the strata minutes for the last two years, the depreciation report, and confirm that no special levy is pending for building envelope repairs.
About half of Richmond's residents are of Chinese heritage, and the city is known for its night markets, dim sum restaurants and the Golden Village shopping strip. Schools are well regarded, and the municipality is flat, making it good for cycling. Vancouver airport employs many residents, and the city has a strong business-park economy. Summer weather is mild, but heavy rain falls from October to March, so look for roof, drainage and crawl-space condition when viewing.

Often somewhat, particularly for detached homes and condos away from the Canada Line. Richmond's median asking price per m² is €5,420 in our listings.
City Centre for condos and transit, Steveston for charm and waterfront, and the suburban west for larger family homes.
Federal restrictions apply to many non-Canadians, and BC levies an additional foreign buyer tax in Metro Vancouver. A BC lawyer can confirm your position.
Richmond relies on dikes and pumps and has a flood-management plan. Check insurance availability and the property's elevation.
The Canada Line takes about 25 minutes from City Centre to downtown.
