Sarnia sits at the southern end of Lake Huron, across the St. Clair River from Port Huron, Michigan, linked by the Blue Water Bridge. Its economy has long been tied to petrochemical industries in the area known as Chemical Valley. Lakeside communities such as Lambton Shores (Grand Bend and Pinery Park) and Bluewater are the nearest holiday-home markets, and Strathroy-Caradoc and Chatham lie further inland. South Huron is also a lakeside market north-east.
Buyers include retirees, local workers and cross-border families.
Many homes here are older brick or frame houses with basements, so inspect for water ingress and the age of the furnace and roof. Waterfront buyers should check flood and shoreline-erosion history and insurance quotes. Local property tax is calculated on assessed value and varies by municipality.
Non-Canadians are barred from most residential purchases until 1 January 2027 under the federal law, and no extension has been announced. On top of that, Ontario's 25% speculation tax on non-resident buyers can bite. Speak to an Ontario lawyer first.
When you are ready, our Canada buyer's guide, the mortgage overview for Canada and the Canada page are the next stops.
