Aurora has a GO Transit station on the Barrie line and a historic downtown. Highway 404 and Yonge Street give road access. Nearby: Newmarket, King (estate properties), East Gwillimbury, Whitchurch-Stouffville, Richmond Hill and Vaughan.
York Region is within the part of Ontario where non-Canadian buyers meet the national prohibition, currently due to end on 1 January 2027 with no extension announced. A province-wide 25% tax on foreign purchasers sits on top. People with permanent residence or certain work permits are usually carved out. Before bidding, ask a lawyer to review your status, then price in land transfer tax, legal costs and an inspection. Toronto's extra municipal land transfer tax does not apply in Aurora. Planning tools: the Canada guide, finance page and mortgage calculator.
Aurora's prices reflect proximity to Toronto jobs, reputable schools and a stock of detached family homes on lots that are larger than in the city itself. Newer subdivisions on the east and north sides sit alongside the older homes around the historic centre. Condos and townhouses provide the entry point, and the 31 commercial listings include small offices and retail units along Yonge Street. Ask the seller about property tax, which in York Region is lower than Toronto's rates but still significant, and check heritage district rules if you buy in the older core. Use the property valuation tool to cross-check.
