Buyer's guide: Richmond Hill
Richmond Hill is a York Region city north of Toronto, known for strong schools, a mix of old village charm and newer subdivisions, and a large share of detached homes. RealEstateAbroad lists 1,255 properties for sale, with a median asking price of €780,417 and €4,980 per m². It is among the pricier suburbs in this batch.

Houses number 770, apartments 373, commercial 82 and land 30. Four-bedroom homes are the most common (379), followed by three-bedroom (337), two-bedroom (201), one-bedroom (113) and five-plus (107). The pattern is a classic family suburb: detached and semi-detached homes on small lots, with condo towers concentrated along Yonge Street and near Highway 7.

The historic core around Yonge and Major Mackenzie has older homes and a village feel. Oak Ridges, on the Oak Ridges Moraine in the north, is known for conservation land, lakes such as Lake Wilcox and large houses. Bayview Hill and Bayview Glen are established, upscale areas with top-ranked schools. Langstaff and the Yonge-Highway 7 corridor have dense condos and a large Chinese-Canadian community, including shopping plazas and restaurants. Elgin Mills and Jefferson are newer, family-oriented communities.
The Yonge subway line is being extended into Richmond Hill, so the planned stations are worth checking, while GO trains at Richmond Hill and Gormley stations run to Union Station. Highway 404 and 407 provide road links.
Canada limits purchases of residential property by many non-Canadians, with exceptions for some permit holders and others. Ontario's Non-Resident Speculation Tax can apply on top of the standard land transfer tax, and the law has seen several changes. Speak to a lawyer to confirm your eligibility. Property tax in York Region is lower in percentage terms than Toronto's but substantial for high-value houses.
For new builds, ask about HST, development charges and whether the builder is registered with Tarion. Our Canada buying guide, mortgage page and Canada market analysis cover further steps.
Beyond the land transfer tax, Richmond Hill buyers pay legal fees, title insurance and an inspection, and new-home buyers add HST and Tarion enrolment. Older houses in the village core may have knob-and-tube wiring or aging furnaces, and many homes on the Oak Ridges Moraine have well-drained but protected land, so additions may face conservation rules. Basement apartments need permits and fire separation. York Region's property tax is moderate, but heating bills in winter can be high for large detached homes. For condos near Yonge Street, check the status certificate and maintenance fees, which have risen in many older towers.
In Richmond Hill, school catchments strongly influence prices. Check the York Region District School Board and Catholic board boundaries for any address, as they can change, and some schools have programmes such as French immersion or gifted streams that attract families from elsewhere. Parents also consider tutoring and extracurricular options. If you are renting out the home, remember that tenants with families seek the same school zones.
For comparisons, see Toronto, Ottawa, Calgary, Edmonton, Vancouver and Surrey, or use the mortgage calculator to estimate your payments. The Canada hub has more.
