Valencia was developed as a master-planned community, with paseos (pedestrian paths), parks, the Valencia Town Center mall, CalArts and Six Flags Magic Mountain nearby. Interstate 5 runs through the valley to Los Angeles, about 35 miles south, though rush-hour traffic through the Newhall Pass can be heavy, and Metrolink commuter rail serves the area. Buyers include Los Angeles-area families seeking more space, entertainment industry workers and people who want newer homes. Many neighbourhoods have homeowners' associations and Mello-Roos taxes, which add to monthly costs, so request those figures. Summers are hot, and wildfire risk affects the surrounding hills.
California has no ban on foreign buyers. Property tax is about 1% of purchase price plus assessments such as Mello-Roos, and the reassessment occurs at sale. Escrow, title insurance and an inspection are standard. For foreign sellers, FIRPTA withholding of 15% applies, reduced to 10% or 0% for qualifying residences up to $1 million and $300,000. See the US buying guide and mortgage page.
Valencia sells newer homes and planned neighbourhoods north of Los Angeles; HOA and Mello-Roos costs belong in your budget.
Canyon Country is adjacent. Simi Valley, Moorpark, Chatsworth, Woodland Hills and Encino are other markets within Ventura County and the San Fernando Valley. See the United States page.
