What is for sale

Single-family houses dominate with 87 listings, followed by 33 apartments (condos and townhouse-style units) and 7 plots. Bedroom counts are well spread: 36 listings have four bedrooms, 33 have two, 30 have three and 24 have five or more, while 4 are one-bedroom.

The lower quartile above €1m shows how few options exist below seven figures. Condos in the lower tiers are the way in; see the national apartment listings for context and land listings if you are considering a build.

The town and who buys here

San Clemente has a long stretch of beaches, a pier and the Trestles surf break near the county line. The town is calmer than Newport or Laguna and attracts families, surfers, retirees and remote workers. Interstate 5 and the Metrolink/Amtrak line connect to Orange County and Los Angeles, though traffic on the I-5 can be heavy; San Diego is roughly an hour's drive south. Camp Pendleton lies just south, which supports a steady rental base among military families.

A median above €1.6m puts San Clemente in prestige-coast territory; buy for lifestyle and plan on holding for years.

Costs and rules for foreign buyers

There is no ban on foreign ownership in California. Expect:

  • Property tax set near 1% of the purchase price under Proposition 13, plus local assessments
  • Closing costs through an escrow company, with title insurance
  • Mortgage terms for non-residents typically need substantial deposits; our US financing guide explains options
  • FIRPTA withholding at sale, generally 15% for non-resident sellers

Home insurance has become more expensive and harder to find in parts of California, so get a quote before you commit. Read the US buying guide for the full process.

Nearby coastal and inland communities

Dana Point and San Juan Capistrano are next along the coast, with Laguna Niguel just inland. Further into the county, Aliso Viejo, Ladera Ranch and Coto de Caza offer master-planned living. The United States page covers the rest of the market.

Buying property in San Clemente: FAQ

How much does a home in San Clemente cost?

The median asking price in our 127 current listings is €1,697,658, and half of the listings fall between €1,005,274 and €2,498,212. These are asking prices converted from dollars.

Is San Clemente cheaper than Newport Beach or Laguna Beach?

It is usually viewed as a step down from those towns, but it is still a high-priced coastal market. Compare like-for-like homes before assuming a saving.

Can non-Americans get a mortgage?

Yes, from lenders offering foreign-national programmes, usually with a larger deposit and proof of income and assets. Many buyers prefer to pay cash.

Which property types are on offer?

Mostly houses, with a smaller group of condos and a few building plots. Detached homes tend to be the larger properties at the top of the price range.

What should I check on an older coastal house?

Have the roof, drainage, foundation and any additions inspected, and confirm permits. Coastal Commission rules can limit changes near the shoreline.
