Buyer's guide: Mission Viejo
Mission Viejo is a master-planned city in south Orange County, built from the 1960s around lakes, parks and neighbourhood associations. We list 167 properties for sale in Mission Viejo, with a median asking price of €1,045,056.

Houses account for 123 listings and apartments for 44. Three-bedroom homes (58) and four-bedroom (50) lead, with two-bed (35), five-plus (18) and six one-bed. At €6,375 per m², the area sits clearly above inland Southern California suburbs. Condos and townhomes bring entry prices down, but HOA dues are a significant monthly cost. For a comparison, read about apartments in the United States.
The upper end, above roughly €1.38 million, is usually larger houses with views toward the Saddleback Mountains. Remember to ask whether a home sits in a gated community, since those carry separate fees on top of the city-wide association.
Residents pay dues to join the lake association at Lake Mission Viejo, with swimming and boating, and Saddleback College and the Metrolink station are within the city. Schools are a major draw. Close neighbours include Laguna Hills, Lake Forest, Aliso Viejo, Ladera Ranch, Laguna Woods (a large retirement community) and Rancho Santa Margarita. The coast at Laguna Beach and Dana Point is about 20 minutes away.
Because the city was planned, its streets, parks and shopping centres feel consistent, and renovation rules in some associations are strict, so check architectural review requirements before planning any remodel.
Property tax is around 1% of the price, and many neighbourhoods in Orange County carry Mello-Roos special taxes on top, so ask for the tax bill before you offer. Buyers outside the US can purchase freely and may get mortgages with larger deposits. When selling, FIRPTA withholding applies to non-residents. See the US financing page and buying guide, plus the mortgage calculator.
