Buyer's guide: Hoboken
Hoboken packs about a square mile of brownstones, converted warehouses and waterfront towers opposite Manhattan, and it shows in the numbers: median asking price €1,050,420 across 97 listings, with price per m² at €10,042. Nearly everything for sale is an apartment, 90 of 97.
From current RealEstateAbroad listings:
| Measure | Hoboken |
|---|---|
| Median asking price | €1,050,420 |
| Middle half | €670,481 to €1,743,250 |
| Median price per m² | €10,042 |
| Median size | 108 m² |
| Listings | 97 |
Only seven houses are listed, against 90 apartments. In practice that means brownstone townhouses are scarce and expensive, while most buyers compare condos. Two-bedroom homes lead with 41 listings, one-bedrooms follow with 25, and 18 have three bedrooms. Larger homes are thin: seven four-bedroom and two with five or more. If you need space for a family, look at larger units in new waterfront buildings or consider houses across the US.
The city is walkable, with Washington Street as its main shopping strip, a riverfront park and the PATH train and ferries into Manhattan. Many owners are finance and tech professionals who want shorter commutes and lower prices than Manhattan, though not low prices. Flood risk along parts of the waterfront is real after storms, so check a building's flood history and insurance cost before committing.
Across the Hudson, New York is the obvious comparison. Closer by, Jersey City offers more new towers and generally lower prices. Queens markets such as Long Island City and Astoria are alternative New York-area options on the other side of Manhattan.
Condo purchases involve more than the price. Review the board or association rules, monthly fees, special assessments and any restrictions on renting. New Jersey buyers typically use an attorney, and closing costs can run several percent. Non-residents often face tougher mortgage terms, so see our US financing guide and buying guide. The United States page has more regions, and the mortgage calculator helps compare cash and leveraged purchases.

Usually, but not cheap. Our median asking price is €1,050,420 for a median 108 m² home, and you pay extra for waterfront views.
By PATH train, ferry, bus or NJ Transit. Test the route at rush hour before you buy.
It depends on the building and the city rules. Ask for the association's rental policy in writing before you offer.
A handful. Only seven of 97 listings are houses, so competition is stiff.
