Long Island City sits in western Queens across the East River from Midtown, with Gantry Plaza State Park, Court Square and the Hunters Point waterfront. Several subway lines, including the 7, plus the East River ferry, give quick access to Manhattan. Residents get views, new buildings with amenities and more space than in Manhattan for similar money, though construction continues in places.
LIC buys you skyline views and a short commute, at the price of high per-m² costs.
There is no bar on foreign buyers, but co-op boards can restrict foreign financing, so most overseas purchasers choose condominiums. Costs include the NYC and state transfer taxes, mortgage recording tax if financed, a 1% 'mansion tax' on purchases above $1m, attorney fees, title insurance and monthly common charges and property tax. FIRPTA withholding of 15% applies when non-residents sell, with lower rates for some residences. See our US buying guide and mortgage guidance.
Astoria, Woodside, Jackson Heights, Elmhurst and Ridgewood are neighbouring Queens districts, generally cheaper than LIC. New York is the wider city market. For the national picture, see United States property.
