Buyer's guide: Brentwood
Brentwood is an east-of-the-hills suburb in Contra Costa County where buyers trade a long commute for bigger lots and newer homes than they could afford in the inner Bay Area. All 179 of our current listings are houses, with a median asking price of €710,710 (converted from US dollars).
These are asking prices from current listings on RealEstateAbroad. The median home is large, at 206 m², which explains why the price per m² (€3,474) is moderate by Californian standards.
| Measure | Brentwood |
|---|---|
| Listings | 179 |
| Median asking price | €710,710 |
| Middle half of prices | €605,221 to €842,526 |
| Median price per m² | €3,474 |
| Median size | 206 m² |
Every listing is a house. By bedroom count, two-bedroom homes number 53, four-bedroom 51, three-bedroom 45 and five-plus 29, with a single studio-style listing. The pairing of 2-bed and 4-bed suggests two audiences: older buyers in active-adult communities and families in newer subdivisions.
If you want other formats, view apartments in the United States or land for building plots.
Brentwood is known for its farm stands and U-pick orchards, a revitalised downtown and new master-planned neighbourhoods, many with homeowners' association fees and Mello-Roos special taxes. Highway 4 is the main artery, and BART's eBART extension reaches nearby Antioch. The commute to the inner Bay Area can run an hour or much more at peak.
Close neighbours include Oakley, Discovery Bay with its waterfront lots and Antioch. Pittsburg is a bit further along the same corridor. Livermore is across the hills and Danville is an upscale alternative in the other valley.
Brentwood buys you space, but the true cost is the commute, so test the drive at 7 am before you commit.
There is no general nationality bar on buying US residential property. California property tax starts at 1% of purchase price (Proposition 13) plus local levies, so budget roughly 1.1% to 1.3%, more where Mello-Roos applies (approx.; verify locally). Closing costs include title and escrow fees. Foreign sellers later face FIRPTA withholding of 15% (10% or 0% for qualifying residence sales up to $1m / $300k). Lenders tend to ask foreign buyers for larger down payments.
