Buyer's guide: Rayong
Rayong is an industrial and coastal province on Thailand's Eastern Seaboard, and Rayong real estate is a wide-ranging market. Across 146 listings the median asking price is €108,540 and prices run from about €66,266 at the lower quartile to €209,190 at the upper.
These are asking prices from current listings on RealEstateAbroad, in euros. The very low lower quartile suggests much of the stock is land, older houses or small units, so check each listing's type and size.

Apartments (42) and houses (41) lead, followed by 31 land plots, 18 villas, 12 commercial properties and 2 penthouses. Three-bedroom homes are the most common (39). Compare Thai condos, villas and land for national choices.
The province hosts major industrial estates and the Eastern Economic Corridor, so a workforce of industry, engineering and logistics staff drives rental demand. Beaches such as Mae Ram Phueng and the ferry port at Ban Phe to Koh Samet bring leisure. Pattaya is roughly an hour and a half away, and Bangkok about two and a half hours. Quiet beaches and lower prices than Phuket or Pattaya attract retirees and investors.
Rayong's demand comes from industry first, tourism second.
Foreigners cannot own land in their own name. They may own condominium units within the 49% foreign quota of a building, and can lease land for up to 30 years. Funds for condos must be brought in as foreign currency with a transfer form. Transfer fees are about 2% of the registered value, with business tax or withholding in some cases. Mortgages for foreigners are rare. Read our Thailand buying guide and financing page; always use a Thai lawyer.
Sattahip, Pattaya and Si Racha are along the same coastline to the north-west. Bang Phli and Samut Prakan are Bangkok-area suburbs, and Cha-am is on the other side of the Gulf. See Thailand property.
