Buyer's guide: Vigo
Vigo real estate is a port-city market on Spain's Atlantic coast, with 72 current listings and a median asking price of €329,109. Our current stock is unusually commercial: 54 of the 72 listings are commercial premises, so treat the figures as a snapshot rather than a view of the housing market.

Commercial properties number 54, followed by 10 plots, 4 apartments, 2 penthouses and 2 houses. Bedroom counts are low (3 of three, 3 of four and 7 of five or more) because most stock is not housing. If you want a home, widen your search to Spanish apartments and villas elsewhere in the country, and check Vigo again as residential stock changes. Investors can use the commercial stock to explore premises, warehouses and offices.
Vigo is Galicia's largest city, with a major fishing and shipping port, the Rías Baixas estuary, beaches such as Samil and the nearby Cíes Islands. It has an airport, a university and car manufacturing in the area. Compared with Spain's Mediterranean coast it has a milder, wetter climate, lower prices and a local-led market. Portugal's border is about 30 km south.
Foreigners can buy freely in Spain, and you need an NIE tax number. Resale purchases in Galicia pay transfer tax of approx. 10%, while new builds pay VAT of 10% plus stamp duty of about 1.5% (verify locally). Add notary and land-registry fees and a lawyer. The golden visa ended on 3 April 2025, so property no longer leads to residence. Our Spain buying guide and financing page cover the details, and the mortgage calculator helps with budgets.
Marbella, Alicante and Estepona are in the south and east, far from Galicia, with international-buyer markets and sunnier weather. See the Spain overview.
