Buyer's guide: Nueva Andalucia
Nueva Andalucía real estate is a luxury villa market: 43 of 57 current listings on RealEstateAbroad are houses or villas, with a median asking price of €2,695,000 and a median size of 441 m². It is the residential area just west of Marbella, behind Puerto Banús, built around golf courses.

Beyond 23 houses and 20 villas, there are 11 apartments, 2 penthouses and 1 plot. Bedroom counts show the scale: 25 listings have five or more, 14 have four, 13 have three and 4 have two. The spread from €1.1m to €3.9m is huge, so look at plot size, views and distance to the golf courses. For smaller budgets, apartments and penthouses in the area open the door; see Spanish villas and penthouses.
Nueva Andalucía shares Marbella's infrastructure: international schools, hospitals, marinas and Málaga airport about 50 minutes away. Marbella is the main reference, with Estepona further west offering somewhat lower prices. Alicante is on the Costa Blanca, a different coast, so it is a separate market. The area attracts northern European and Middle Eastern buyers and holiday-rental investors.
On Andalusian resales, ITP is 7%. New builds pay 10% VAT plus a regional stamp duty (AJD). Add notary, registry, legal and agent fees. Non-residents need an NIE, and holiday letting requires a tourist licence from the Junta de Andalucía. The golden visa ended on 3 April 2025, so residence needs another route. Check community fees, which can be high in gated urbanisations.
