Buyer's guide: Las Palmas de Gran Canaria
Las Palmas de Gran Canaria is the capital of Gran Canaria and the largest city in the Canary Islands, with a city beach, a major port and year-round mild weather. RealEstateAbroad lists 68 properties with a median asking price of €480,000, and a market that includes a large share of commercial premises.
Asking prices from current listings. The range is very wide, so a single median hides several different markets.
| Measure | Las Palmas de Gran Canaria |
|---|---|
| Median asking price | €480,000 |
| p25 to p75 | €245,042 to €1,198,575 |
| Price per m² | €2,627 |
| Median size | 144 m² |
| Listings | 68 |
A lower quartile near €245,000 and an upper quartile near €1.2 million mean flats, shops and large investment buildings all sit in the same dataset.
Commercial properties are 43 of 68 listings, apartments 16, houses six, villas two and one plot of land. That commercial share is far higher than you would see on a typical city page, so if you are buying a home, filter for apartments and houses rather than relying on the headline median. Bedroom counts, where given, are three one-bed, three two-bed, eight three-bed, five four-bed and 16 with five or more.
Compare Spanish apartments, houses, villas, penthouses and commercial property. Commercial buyers should check the licence for the activity, the energy certificate and any lease in place.
The city's best-known area is Las Canteras, a long sheltered urban beach with a promenade, cafés and flats along the seafront. Triana and Vegueta are the historic districts, with colonial-era buildings, markets and the cathedral. Ciudad Jardín and Alcaravaneras are leafy residential neighbourhoods, and Tafira, on higher ground, has larger villas. The port and La Isleta peninsula add working-harbour character.
The international airport is about 20 km south of the city, and the climate is mild throughout the year, which attracts remote workers, retirees and winter visitors. Other Spanish markets in our data are Adeje on Tenerife, Marbella and Alicante; they are different regions, not neighbours.
Foreigners can buy freely in Spain, apart from some military or border zones, and you need an NIE tax number. In the Canary Islands, resale homes pay a regional transfer tax (ITP) of about 6.5%, while new homes pay IGIC, the islands' version of VAT, at 7%, plus stamp duty (AJD). Add notary, registry and legal fees, so verify the total with a local lawyer. Spain's golden visa ended on 3 April 2025.
Non-resident mortgages usually cover around 60% to 70% of the price. Read the Spain buying guide, the Spain financing page and the Spain overview.
