Buyer's guide: Koper
Koper is Slovenia's main port and the largest town on its short Adriatic coast, and Koper real estate in our data leans toward land, houses and commercial units rather than apartments. We list 63 properties with a median asking price of €399,000. Read on for the detail and the rules for foreigners.

| Measure | Koper |
|---|---|
| Listings | 63 |
| Median asking price | €399,000 |
| p25 to p75 | €260,713 to €579,162 |
| Median price per m² | €2,874 |
| Median size | 191 m² |
Land accounts for 22 listings, houses 19, commercial 16 and apartments 6. Bedroom data cover only a handful of listings, since 25 are listed without bedrooms (typically land or commercial). That makes the median size of 191 m² a blend of plots and buildings. If you want a home, filter by type. See Slovenia's house page, apartment page, commercial page and land page.

Koper has a Venetian-era old town around Tito Square, a marina, a university campus and one of the Adriatic's busiest ports. The Slovenian coast is only about 46 km long and shared with Piran and Portorož, so coastal supply is limited and prices are among the highest in the country. Trieste in Italy is about 30 km away, and Ljubljana roughly 100 km inland.
Port traffic and the road network affect some districts, so view them at working hours.
EU/EEA citizens can buy on the same basis as Slovenians; others are subject to reciprocity and need permission. Property transaction tax is 2% for most resales, while new builds from developers carry 22% VAT instead. A notary must certify the contract, and the right of pre-emption applies to farmland. Check the land register and the permit status of every building; coastal land often has planning limits.
Our Slovenia consultation guide, financing page and country page provide more.
On a limited coastline, planning status often explains more of the price than the view.
