Land in Slovenia
Land for sale in Slovenia totals 377 listings out of 1,292, a notable share given the country's small size. Slovenia protects farmland and forest strongly, so a plot's zoning label matters more than its view.
Using current RealEstateAbroad listings, Slovenia's median asking price is €335,000, with a middle half of €150,000 to €629,500. Building plots near Ljubljana and the coast around Koper are costly, while plots near Maribor and Celje are more affordable.
| Measure | Slovenia (all types) |

| Median asking price | €335,000 |
| Middle half (p25-p75) | €150,000 - €629,500 |
| Median price per m² | €2,018 |
Building land inside a municipal spatial plan can be developed after permits. Agricultural land has pre-emption rights for farmers and neighbours, and foreigners face the tightest limits there. Forest land is subject to state pre-emption. Never assume that land near a village can be built on.
Use the Slovenia consultation guide.
A Slovenian plot is worth what the spatial plan allows on it.
Beyond the price, factor in notary and legal fees, a possible transfer tax or VAT, surveying, and municipal charges for infrastructure. Building permits can take months, and objections from neighbours or heritage bodies add delay. Slovenia's strict environmental and landscape rules mean that attractive hillside plots can come with serious design conditions, so involve an architect before you fall in love with a view.
Most buyers are local families building a first home, with some investors holding plots near Ljubljana for appreciation. Foreign buyers are fewer, and those who do buy usually focus on building land with a clear permit route. If your aim is a holiday home near the coast or the Alps, compare the total cost of a plot and build with buying an existing house.
