Buyer's guide: Prešov
Prešov is one of the largest cities in eastern Slovakia, about 35 km from Košice, with a long pedestrian main street, a university and prices well below Bratislava. Our listings show 177 properties with a median asking price of €168,500, and land is the largest category.
Figures are asking prices from current listings on RealEstateAbroad. The distribution is wide, from €87,499 at the 25th percentile to €255,070 at the 75th, because the stock mixes plots, flats and houses. The median price per m² is €1,165, and the median listed size is 200 m² (inflated by land and houses).

Land accounts for 72 listings, houses for 53, apartments for 37, commercial units for 13 and studios for 2. Bedroom counts, where given, favour larger homes: four-bedroom (22), three-bedroom (14), two-bedroom (13), five-plus (10) and one-bedroom (2). The relatively high land share makes Prešov a place to build.
Compare national options for land, houses and apartments.
Prešov has a historic centre around Hlavná street, a university presence and a salt-mining heritage in nearby Solivar. The High Tatras are about an hour away, and Košice, with its airport, is a short drive or train ride. Cost of living is lower than in the west of the country, and wages follow.
Compare with Košice, the regional capital, and smaller towns such as Vranov nad Topľou, Spišská Nová Ves, Humenné, Trebišov and Michalovce. Those are all in the east of the country, though some are an hour or more away.
In eastern Slovakia you buy more floor area per euro, but rental demand depends on the local job market.
EU and EEA citizens can buy freely. Non-EU buyers can generally buy flats and houses but face limits on agricultural and forest land (verify with a lawyer). There is no general property transfer tax; the main costs are a cadastral registration fee, lawyer and agency fees (approx.; verify locally). The euro is the currency, and local banks lend to foreigners on a case-by-case basis; see our Slovakia financing page.

Agricultural and forest land is restricted. Building land is more accessible. Ask a Slovak lawyer.
About 35 km, and the two are linked by road and rail.
Nearly 40% of our listings are plots, which suggests a market for building and development.
