Buyer's guide: Detva
Detva real estate is a low-cost central Slovak market: 34 of 78 listings are land, 32 are houses and 10 are apartments, with a median asking price of €99,000. Below you will find the price range, the mix and the steps foreign buyers follow.

| Measure | Value |
|---|---|
| Median asking price | €99,000 |
| Middle half | €45,000 to €138,500 |
| Price per m² | €344 |
| Median size shown | 462 m² |

There are 34 plots, 32 houses, 10 apartments and 2 commercial units. The 462 m² median size is inflated by plots, so price per m² is a rough guide only. Bedrooms are known for fewer listings: 6 have three, 4 have five or more, 3 have two and 2 have four.
The lower quartile of €45,000 points to older village houses and cheap building land, while the €138,500 upper quartile reaches modern family homes. See Slovak land, houses and apartments.
Detva is a town in the Banská Bystrica region at the foot of the Poľana mountains, a protected landscape known for hiking and folk culture. Zvolen and Banská Bystrica are the main regional cities for work, hospitals and rail connections. Brezno, Lučenec, Poltár and Krupina are other small towns in central and southern Slovakia, helpful as price comparisons rather than a short walk away.
Foreigners can buy residential property. Agricultural and forest land has restrictions for non-EU buyers, so confirm the land classification before paying a deposit. Slovakia has no property transfer tax; the buyer pays a fixed registration fee at the cadastre, and lawyers commonly hold the price in escrow. Budget for heating and upkeep, since cheap houses in the hills can be costly to run.

It is a small town in a region with lower wages and weaker demand than Bratislava. That keeps the median at €99,000 and the lower quartile at €45,000. Low prices can also mean higher renovation and heating costs.
Residential plots are generally fine, but agricultural and forest land is restricted for non-EU individuals. A Slovak lawyer can check the classification and suggest alternatives such as a company structure.
No transfer tax applies at present. You pay a fixed cadastre registration fee and legal costs, so the total cost of buying is lower than in many European countries. Confirm the fee level locally.
Not directly. Regional links run via Zvolen and Banská Bystrica, and Bratislava and Košice have the main airports. Test the journey before relying on frequent trips.
