Buyer's guide: Dammam
Dammam is the capital of Saudi Arabia's Eastern Province and a major port and energy-industry centre. RealEstateAbroad lists 1,650 properties for sale, with a median asking price of €302,759 and a median size of 260 m². Unlike Jeddah, villas rather than flats dominate. The median price per m² is €935, among the lowest in our data for a Gulf city.

Villas account for 1,069 listings (65%), apartments 481, houses 95, commercial 3 and land 1. Five-plus-bedroom homes dominate bedroom counts (401), followed by three-bedroom (166), four-bedroom (134), two-bedroom (12) and one-bedroom (2). These are big family homes in walled plots, typical of Saudi urban life, and the narrow band between the median and upper quartile (about €31,000 apart) suggests many similar new-build villas sold at standard price points.
Have a look at the national villa listings, apartments and houses to compare.
Dammam forms a metropolitan area with Al Khobar and Dhahran, and they share an airport (King Fahd International, one of the world's largest by area), a causeway to Bahrain and the Aramco headquarters in Dhahran. The economy rests on oil, gas and petrochemicals, so the housing market follows the energy cycle and Aramco's workforce. Districts like Al Faisaliyah, Al Shatea (on the Corniche) and Al Rakah are popular for villas and compounds, while Al Khobar, covered separately as Al Khobar, is considered more upscale for expatriates.
The Corniche offers waterfront parks, and shopping malls are plentiful. Summers are extremely hot and humid, so air conditioning quality matters, and there is also a Gulf coast sandstorm season in spring.
Saudi Arabia introduced a law on real estate ownership by non-Saudis, approved in 2025 and phased in, which opens ownership in designated zones and sets conditions for Makkah and Madinah. Details on the Eastern Province's eligible areas, fees and any holding periods have been evolving, so check what applies to the specific street with a licensed Saudi lawyer. Historically, many expatriates held property via a Saudi partner or company, an arrangement that carries risk.
See our Saudi Arabia buying guide, financing guide and market analysis. A real estate transaction tax applies on sale, and the Saudi government's white land fee targets vacant plots.
Many expatriates in the Eastern Province live in company-provided compounds, so the private sale market is mostly serving Saudi families. If you do buy, expect to pay a real estate transaction tax on the sale and registration through the Saudi real estate registry. Utilities are inexpensive by international standards, though electricity use for air conditioning is high during the long summer. Check insulation, window quality and the age of the cooling units.
Most villas are sold with a land deed (sak), which should be checked on the government's electronic system. Ask for the building licence and confirm that the plot lies in a planned district with sewerage, since some outlying neighbourhoods rely on tankers. Insurance for home contents is sensible, while building insurance is less common.
Compare Riyadh, Jeddah, Makkah, Madinah and the wider Eastern Province. The Saudi Arabia hub lists more, and our valuation tool can test an asking price.

Saudi Arabia is opening ownership to non-Saudis in designated zones under a new law. Check whether the specific area is included and what conditions apply.
Across all listings the median asking price is €302,759, and half the listings are between €180,573 and €333,751.
Family villas in walled plots are the norm. The median size is 260 m², and 401 listings have five or more bedrooms.
Al Khobar is generally seen as the more upscale, expatriate-friendly area, while Dammam is larger and more local. Prices differ.
The Eastern Province economy depends on energy, so employment and demand follow the industry. Buyers should look at long-term trends.
Summer highs often exceed 40°C with high humidity along the coast, so good insulation and cooling are essential in any home.
