Buyer's guide: Makkah
Makkah is Islam's holiest city and one of Saudi Arabia's largest property markets, driven by the Hajj and Umrah pilgrimages and a fast-growing resident population. We list 2,598 Makkah real estate properties at a median asking price of €181,179, with apartments forming the majority.
These are asking prices from current listings on RealEstateAbroad, converted from Saudi riyals into euros. Prices vary widely between neighbourhoods and with distance from the Haram.

Apartments lead with 1,621 listings, followed by villas (662), houses (160), land (119) and commercial (36). Five-plus bedrooms dominate (1,371), then four (579), three (297), two (56) and one (4). This reflects large family apartments and villas designed for extended households. See apartments in Saudi Arabia, villas in Saudi Arabia and land in Saudi Arabia.
The area around the Grand Mosque is dominated by hotels, serviced apartments and commercial towers, and homes there are priced for pilgrim accommodation. Districts such as Al Aziziyah, Al Awali, Al Shawqiyah and Al Zahir hold residential apartments and villas at a distance from the centre, with price falling as you move out. New development has spread to the outskirts, and the Haramain high-speed railway links Makkah with Jeddah, King Abdulaziz Airport and Madinah. Jeddah, about an hour away, is the commercial hub and the main alternative for expatriates.
Demand is shaped by pilgrim numbers, Saudi government programmes to expand capacity, and Vision 2030 projects. Rental and hotel income depends strongly on the pilgrimage calendar. Note that entry to central Makkah is restricted to Muslims, and this affects who can visit, inspect and manage a property in the city.
Construction standards have risen under recent building codes, and many large towers and compounds have been delivered in the past decade. Buyers should compare service charges, parking and the distance to the main transport corridors, as the city's topography and traffic make travel times unpredictable around prayer times and pilgrimage seasons.
Makkah is a tightly regulated, event-driven market. Anyone considering a purchase should start with the ownership rules, not the listings.
Historically, Saudi law has limited foreign ownership and in Makkah and Madinah has been especially restrictive. The Kingdom has been reforming the framework, with a new law reported to open ownership in designated zones from 2026, while ownership in Makkah and Madinah is subject to special regulations and reserved for Muslims. Rules are changing, so treat any claim carefully and get written advice from a Saudi-qualified lawyer.

Foreign ownership is tightly regulated, and Makkah has special rules. Check the latest law and take advice from a licensed Saudi lawyer before any commitment.
The median asking price across our listings is €181,179. Properties near the Haram cost much more.
Yes. Hajj and Umrah drive hotel and serviced apartment demand, but income is seasonal and regulated.
It is a Saudi programme that regulates off-plan sales and protects buyers' payments through escrow accounts.
About 80 km, roughly an hour by road or less by high-speed rail.
