Buyer's guide: Wieliczka
Property for sale in Wieliczka is dominated by plots and commercial sites, not flats: 30 of our 52 listings are land and 12 are commercial. The median asking price is €153,525, and the town's position next to Kraków is the main reason buyers look here.
Prices come from current listings on RealEstateAbroad and are asking prices in euros. The unusually low €199 per m² and the 1,103 m² median size are caused by large plots in the sample. They do not describe a typical flat or house, so ignore them when you budget for housing.

The mix is land 30, commercial 12, houses 8 and apartments 2. Bedroom data covers only built homes: 6 three-bedroom, 5 four-bedroom and 8 with five or more.
If you want a ready-to-live-in home, the supply is thin, so compare houses in Poland and apartments in Poland across cities. Developers and investors may focus on land for sale in Poland and commercial property.
Wieliczka is best known for its UNESCO-listed salt mine, which draws visitors year-round, and it sits just south-east of Kraków in Lesser Poland. That position gives residents access to a major university city, an international airport and the Kraków job market while paying less than city-centre prices. Check commuting routes at rush hour, as the roads into Kraków can be slow.
EU and EEA citizens can buy freely. Non-EEA buyers need a permit from the Ministry of Interior and Administration for houses and land, but stand-alone apartments are exempt, which matters because most of the stock here is plots. Resale purchases pay 2% PCC (civil-law transactions tax); developer sales carry VAT instead. Confirm all details with a Polish notary or lawyer, since the sale deed must be signed before a notary.
More detail is in our Poland buying guide and Poland mortgage guide.
Kraków is the obvious next comparison and is the real neighbour. Katowice is farther away, in Silesia, and Gliwice is another separate regional market. See the overall Poland property page.

Only if local zoning allows it. Ask for the local development plan or a decision on development conditions before paying, and have a lawyer check access rights.
For land and houses, yes, a ministry permit is required. Stand-alone apartments are exempt.
Large plots lower the average. Our figure of €199 per m² is not a guide to home prices.
It depends on the asset: land plots depend on zoning, while commercial listings need tenant demand. Request professional due diligence.
