Apartments in Poland
Apartments for sale in Poland are the largest category in our data, with 6,530 of 14,964 listings. Prices in current listings start low by Western European standards, and the legal route for foreigners is simpler for flats than for almost any other property type.
All figures are asking prices from current listings on RealEstateAbroad and cover every Polish property type. Flats in Warsaw, Kraków and the Tri-City will sit above the median, while smaller towns pull it down.
| Measure | Poland (all types) |
|---|---|
| Listings in Poland | 14,964 |
| Median asking price | €199,855 |
| Middle half (p25-p75) | €130,054 - €361,979 |
| Median price per m² | €1,992 |
EU and EEA citizens can buy Polish property on broadly the same terms as locals. Non-EEA buyers normally need a permit from the Interior Ministry, but there is a well-known exemption for an independent apartment (a separate residential unit), which makes flats far simpler than houses or land. Rules and exceptions change, so ask a Polish notary or lawyer to confirm your position before signing a reservation.
Warsaw is the capital and the deepest rental market. Kraków combines universities, tourism and a large tech sector. Wrocław, Poznań and Łódź are big regional cities, while Gdańsk and Gdynia form the coastal Tri-City. Bedrooms across all listings split 2,893 at 5+, 2,667 at 2, 2,627 at 3, 1,798 at 4 and 647 at 1, so many listings are bigger family homes in addition to flats.
Buying from a developer is protected by Poland's developer act, which requires a protected payment account (escrow) and a prospectus. Resales happen in front of a notary, where a land and mortgage register entry (księga wieczysta) is checked. On resales the buyer typically pays a civil-law transaction tax; on new builds VAT is built into the price instead. Confirm the current rates before budgeting.
Our Poland buying guide lays out the steps, and the financing page explains lending.
A Polish flat is only as clean as its land-register entry, so read it before you pay a deposit.

Usually yes without a permit, because independent apartments are exempt, but confirm with a notary.
6,530 out of 14,964 properties.
Warsaw and Kraków are the usual answers, but compare actual rents and supply.
Yes, Polish property sales must be completed in a notarial deed.
Asking prices often leave room, particularly on older resales.
