A seaside market of three-bedroom apartments suggests resort complexes with units sold for personal use or holiday letting. Ten land plots, four houses and four commercial units complete the list. Because supply is clustered around a few resort schemes, compare management fees, rental rules and the share of owner-occupiers before you buy.
Ask any seller for the building's operating costs, who runs the reception or letting service and whether short-term rentals are permitted by the owners' association. A modest purchase price can be offset by heating, maintenance and management fees in a seasonal resort.
Stegna has a long sandy beach, dunes and pine woods, with the Vistula Lagoon on the other side of the spit. Summer is busy and the shoulder seasons are quiet, so rental income is seasonal. Gdańsk is roughly an hour away, which suits owners who want city access.
See Gdańsk for the nearest big city. Pruszcz Gdański, Gdynia, Żukowo and Władysławowo are other Pomeranian markets, mostly on the other side of Gdańsk Bay.
EU and EEA citizens can buy freely. Non-EEA buyers generally need Ministry of Interior permission for houses and land, though a separate apartment usually does not require one. Civil-law transaction tax is 2% on resale, paid by the buyer. Check the land and mortgage register and, for new-build schemes, the developer's escrow protection.
