Compare with apartments in Poland and houses.
Marki is a town just north-east of Warsaw, bordering the capital's Targówek and Białołęka districts, and it is popular with commuters who want more space. Warsaw is the obvious comparison. Łomianki, Piaseczno and Grodzisk Mazowiecki are other commuter markets around the capital on different sides, while Żabia Wola and Jaktorów are further out.
Because stock ranges from flats to large detached houses, decide early whether you want a plot or a managed building. For a house, check that the plot has a legal road access, mains water and sewerage rather than a septic tank, and whether a local zoning plan restricts extensions. For a flat, ask about the housing community's reserve fund and any planned renovation levies. If you are non-EEA, the apartment route avoids the permit process entirely, which can save months.
Budget for a notary (fees are capped by regulation on a sliding scale), court registry fees and agent commission, which in Poland is typically paid by the seller or split, depending on the contract. Verify this locally.
PCC tax is 2% on resales; developer sales carry VAT. Non-EEA buyers need an MSWiA permit for houses and land, but not for stand-alone apartments. Check the land register and, for houses, building permits and plot boundaries.
