| Measure | Bahla |
|---|---|
| Median asking price | €26,389 |
| Middle half (p25-p75) | €15,113 - €51,151 |
| Listings | 194 |
| Houses | 172 |
| Land plots | 16 |
| Commercial | 14 |
Almost nine in ten listings are houses. The remainder is 16 plots and 14 commercial properties, with no apartments. In an interior town like this, houses are usually family homes of varying age and finish, so condition and plot size explain much of the price spread.
For comparison across the country, see Oman's house and land pages.
Bahla is in the Ad Dakhiliyah region and is best known for its UNESCO-listed fort, an oasis, and a tradition of pottery. It is a heritage town, not a resort. Nizwa, the regional centre, is the nearest larger market and Izki and Ibri are also in the interior. Ar Rustaq lies in a different governorate to the north, so treat it as another market rather than a neighbour.
It appeals to people with family or work ties, and to heritage-minded buyers rather than to holiday-home investors.
Foreign ownership in Oman is generally limited to designated zones such as integrated tourism complexes and certain freehold areas, with long leases or usufruct arrangements elsewhere. A typical interior house like those in Bahla may therefore not be open to non-GCC foreigners. Confirm the rules and the property's legal status with an Omani lawyer or the Ministry of Housing before paying any deposit.
If you qualify, expect registration fees, a title check and possible approvals. Our Oman buying guide and Oman overview explain the options for foreigners, and the valuation tool helps you test prices.

Usually only in designated areas. Most interior towns are outside those zones, so many listings are not open to foreigners. Ask a local lawyer.
Interior town property is priced for the local market, and incomes and land values are lower than in Muscat or tourism developments.
Yes, Nizwa is the nearest major town in the interior, and many residents use it for services and shopping.
Our current listings show none. The market is houses, plots and a few commercial buildings.
