Houses in Oman

Houses for sale in Oman make up the bulk of our Omani inventory, with 24,441 of 29,524 current listings. Asking prices are among the gentler in the Gulf, but foreign ownership is limited to designated zones, so the legal side matters as much as price. Here is how to read the market.

Oman house prices in numbers

These figures come from current listings on RealEstateAbroad and reflect asking prices across all Omani property types, not houses alone.

MeasureValue
Listings in Oman29,524
House listings24,441
Median asking price€58,126
Middle half (p25-p75)€25,575 - €139,502
Median price per m²€643

A market of larger family homes

The bedroom split tilts heavily to big homes: 886 listings with five or more bedrooms, 430 with four and 379 with three, against 298 two-bedroom and 118 one-bedroom listings. That reflects Omani family housing, where multi-generational villas on generous plots are common. If you want something compact, expect to look at apartments rather than houses.

Where houses are listed

Most house stock clusters around the capital region and the Batinah coast, with Dhofar and the east as separate markets:

  • Barka and As Suwayq on the Batinah coast, popular with commuters to Muscat.
  • As Seeb, Bausher and Al Amrat, all within the Muscat area.
  • Salalah, the southern city known for its summer khareef monsoon season.
  • Sur on the coast and Nizwa in the interior, quieter and cheaper.

Can foreigners buy a house in Oman?

Not freely. Non-Omanis can generally buy freehold only in designated integrated tourism complexes and similar approved zones, and ownership elsewhere is typically restricted or leasehold-style. Property purchases above certain thresholds have been linked to renewable residency, but thresholds and eligibility change, so confirm them with an Omani lawyer or the relevant ministry.

Our Oman buying guide walks through the process, and the financing page covers mortgage options for non-residents.

Checks before you commit

  1. Verify title and that the plot sits inside a zone open to foreign ownership.
  2. Confirm registration and any fees with the Ministry of Housing and Urban Planning or your lawyer.
  3. Inspect build quality, because large homes in hot climates stress cooling and roofs.
  4. Ask about service charges in gated communities.
  5. Price in the cost of furnishing and maintaining a big home.

Oman offers cheap square metres, but the real question for a foreign buyer is always which zone the house sits in.

Frequently asked questions

How many houses are for sale in Oman?

We list 24,441 houses in Oman among 29,524 properties in total. Numbers move daily as agents add and remove listings.

Is the median price of €58,126 realistic for a house?

It is the median asking price for all Omani listings, so houses in Muscat's better districts or tourism complexes will cost more. Use the middle-half range of €25,575 to €139,502 as a more honest guide.

Can a foreigner own freehold in Oman?

Only in designated areas such as integrated tourism complexes. Outside them, rights are usually restricted, so always check the zone with a local lawyer.

What is the price per square metre?

The median across Omani listings is about €643 per m², though only a subset of listings state a floor area, so the figure is indicative.

Which city suits a family house?

Barka and As Seeb attract buyers who work around Muscat, while Salalah suits those who want the cooler summer season. Visit in different seasons before you decide.
