Commercial Property in Oman
Commercial property for sale in Oman accounts for 2,918 of our 29,524 Omani listings. For foreign investors the draw is low entry prices and income from a growing non-oil economy, but ownership rules and tenant quality need close scrutiny.
The country-wide benchmark from current listings on RealEstateAbroad is a median asking price of €58,126, with the middle half of all Omani listings between €25,575 and €139,502. Commercial units are priced very differently from homes, so use this only for orientation. Median price per m² across the country is €643, but commercial values vary by street, footfall and lease terms far more than residential values do.
Typical listings include ground-floor shops, showrooms, office floors, small warehouses, workshops and mixed-use buildings. Some are sold with a sitting tenant, others vacant. The type is useful for:
Foreign investors usually operate through a licensed company, and ownership of commercial real estate by non-Omanis is restricted outside designated zones. Business licensing and foreign-capital rules are separate from property title, so you need both to be in order.
Before buying:
Our Oman consultation guide outlines the legal route, and the financing guide discusses funding.
In commercial property the lease is the asset: read it before the title.
Compare houses, apartments or land, or return to the Oman property hub.

Rules are restrictive outside designated zones and often tied to company structures. Get written advice from an Omani lawyer before paying a deposit.
We do not publish yield figures for individual listings. Ask for the actual rent roll and compare it with the asking price rather than relying on averages.
Asking prices are the sellers' opening position, and vacant or older units often sell below them. A lawyer can help you structure an offer.
The Muscat area, which includes As Seeb and Bausher, generally has the deepest tenant pool. Regional cities offer lower prices but thinner demand.
