Buyer's guide: Naha
Naha is the capital of Okinawa Prefecture, a subtropical island city served by an international airport and the Yui monorail. Property for sale is overwhelmingly condominiums: 39 of our 56 listings are apartments, at a median asking price of €310,082. Japan allows foreigners to buy without residency, which is the main reason Naha features on overseas shortlists.

39 listings are apartments, 7 houses and 3 commercial. Bedrooms are mostly two (15) and three (15), then one (9), four (5) and five or more (3). Concrete construction is standard in Okinawa because of typhoons, so most condos are reinforced concrete. Compare apartments in Japan and houses in Japan.
The city is dense, with Kokusai-dori shopping street, Shuri's castle district, the port and the Yui monorail linking the airport to Shuri. A car is useful outside the core. Tourism, government, US military presence and services drive the economy, so rental demand is steady, although short-term rules are tight. Sea views and airport-flight paths affect price and noise.
Look at land ownership in condos (freehold land share), management fees and repair reserve funds.
There is no citizenship or residency requirement for buying in Japan. Japanese banks seldom lend to non-residents, so buyers often pay cash. Costs on resale usually run several percent: agent commission (up to 3% plus ¥60,000 plus tax), registration and acquisition taxes, stamp duty. Contracts and explanations are in Japanese, so use a bilingual agent and a judicial scrivener.

Okinawa is our listing for the wider island area. Tokyo and Fukuoka are mainland markets, a flight away. The Japan overview covers the country.
