The town stands on a hill above Vibo Marina and the Gulf of Sant'Eufemia. Beaches and resorts such as Tropea, Pizzo and Capo Vaticano are within a short drive, which is the draw for foreign buyers. Calabria offers cheap property, authentic food and long summers, but also slow bureaucracy, patchy transport and a tougher winter economy inland.
Check whether a villa listed near the coast is in the town's territory or in a neighbouring comune, as taxes and rules differ.
Foreign buyers need a codice fiscale and a notary, and non-EU citizens are generally subject to reciprocity. A private resale carries registration tax of 2% for a main home or 9% for others on cadastral value, plus fixed taxes. Developer sales are subject to VAT of 4%, 10% or 22%. Have a surveyor check that cadastre and planning match the building.

Coastal Calabrian villas can differ greatly in legal status; check abusive-building risks.
