Ravenna's UNESCO-listed early Christian monuments, including the mosaics of San Vitale and Sant'Apollinare Nuovo, give the centre its reputation. Beyond the old town, the municipality is large and flat, stretching to the Adriatic at Marina di Ravenna, Punta Marina and Lido Adriano, and to pine forests (pinete) and lagoon wetlands. Many of the houses and villas in our data are probably coastal or rural.
The city is also an industrial port with a chemical and energy cluster, and the nearby towns of Cervia and Cesenatico are well-known seaside resorts. Bologna airport is around 90 kilometres away, Rimini and Forlì are closer. Cycling is a way of life on the flat terrain. Flood risk is a genuine consideration in this low-lying area, as shown by heavy flooding in the region in 2023, so ask about drainage, past damage and insurance cover before buying.
Ravenna's price per m² is higher than many central Italian cities because the Adriatic coast adds beach demand.
Tourism, port activity and students from the university branch provide rental demand, with short-lets concentrated near the mosaics. Municipal rules, condominium regulations and tourism registration (the CIN code) apply to holiday rentals. Ask your accountant about the flat-rate rental tax (cedolare secca) for long lets.
Inside the walls and just beyond, streets around Piazza del Popolo, Via Cavour and the Darsena waterfront district are popular for renovated flats. The Darsena has been regenerated with cafés and creative spaces and is attracting younger buyers. Residential suburbs such as Ponte Nuovo and Ragone offer newer apartments and parking.
On the coast, Marina di Ravenna and Punta Marina Terme are beach resorts with villas, apartments and seasonal rentals. Prices fall with distance from the sea and from the old town. Rural farmhouses (case coloniche) in the countryside appear in the houses category and may need major renovation.
You need a codice fiscale, a notary, and reciprocity if you come from outside the EU. A preliminary contract (compromesso) typically comes with a deposit, followed by the notarial deed. Approximate costs (verify locally): 2% registration tax on a main home or 9% on a second home, based on cadastral value, plus notary fees and agent commission around 3% plus VAT.
Check urban-planning compliance (conformità urbanistica) and cadastral records match the actual layout, because mismatches are common and can delay sale. The city centre is a few kilometres inland, but the municipality includes beaches such as Marina di Ravenna and Punta Marina. Seaside homes are priced differently from city flats.
The Romagna area saw serious floods in 2023, so check the flood-risk maps and insurance availability.
Yes. EU citizens buy freely and non-EU citizens need reciprocity, which a notary will confirm.
Tourism supports short stays in the old town, but local registration and regulations apply.
Typically two to four months from the preliminary contract to the deed, depending on checks and financing.
Yes. Regional and intercity trains connect Ravenna to Bologna, Rimini and Ferrara, though the journey to Bologna typically takes around an hour or more.
Many buyers like the flat cycling-friendly streets, healthcare and food culture, but summers are hot and humid and mosquitoes near the wetlands are a nuisance.
