Apartments dominate with 374 listings, followed by 73 houses, 56 villas, 8 penthouses, 4 commercial, 3 plots and 3 studios. Family-sized homes are very common: 225 have five or more bedrooms, 126 have four and 113 have three. Only 36 have two and 9 have one. Check apartments in Italy, penthouses and villas.
Pescara is a flat, modern city, mostly rebuilt after wartime damage, with a long sandy beach, a seafront promenade (lungomare), a pedestrian Corso Umberto and a nightlife quarter. Property near the sea or the Piazza Salotto command premiums, and the further hills bring villas and views. In summer the coast is busy; in winter it works as a regional capital. The Gran Sasso and Maiella mountains are within about an hour for skiing and hiking.
Plan your wider search at Rome, Perugia or Campobasso.
Italy's costs are driven by registration tax, which is lower if the home becomes your main residence, plus notary and agent fees. Check that a property's cadastral plan matches reality, and that energy certificates exist. Condominium rules and spesa condominiali (service charges) vary a lot between buildings. For the wider process see the Italy page, the consultation guide and financing.
Visit in both summer and winter. The beachfront is busy and noisy in July and August, and some flats have shared building costs that surprise buyers who only saw the property in quiet months. Parking is hard in the centre, so a garage or a posto auto can add real value. Ask about the condominium's lift, façade and heating costs, as shared bills can be large in older apartment blocks.

Yes for a beach-city holiday, but the town is urban rather than a village resort.
