At under €1,000 per m², Foggia is a city for buyers who want a very low entry price, with trade-offs in tourism appeal and rental depth.
Apartments dominate with 59 of 67, followed by six houses and two villas. Bedrooms: one one-bed, 11 two-bed, 23 three-bed, 20 four-bed and 12 larger. Even a four-bedroom flat can cost less than €130,000 at the upper quartile.
Most listings are in post-war apartment blocks, so check condition, lifts and condominium fees. See Italian apartments, houses, villas and property under €100k.
Foggia is an agricultural and logistics hub with a university, a rail junction and the Gargano and Tremiti Islands within reach. It lacks the beach-resort character of Salento or the Adriatic coast, so rental income depends on local demand from students and workers rather than tourists. The Gargano coast, with towns such as Vieste, is a separate, more touristic market that is about an hour or more away.
Other southern Italian markets in our data are Campobasso, Avellino, Potenza, Salerno, Caserta and Isernia. They are regional alternatives rather than neighbours.
Italy allows foreign buyers, though non-EU buyers may need reciprocity with their home country. A notary is mandatory. On a resale second home, registration tax is 9% of the cadastral value, with lower rates for primary residences of residents. Notary fees, cadastral taxes, agent fees and a codice fiscale are also needed. Always check the property title and planning compliance (conformità urbanistica).
