Buyer's guide: Bari
Bari is the largest city in southern Italy's Puglia region, a working port with a walled old town, a long seafront and an international airport. We currently list 270 properties here, so anyone planning to buy an apartment in Bari can compare a decent spread of flats, houses and villas before visiting.
These are asking prices taken from current listings on RealEstateAbroad. In Italy the price actually paid is often negotiated below the advertised figure, so treat the numbers as a ceiling rather than a transaction record.
| Indicator | Value |
|---|---|
| Listings | 270 |
| Median asking price | €182,500 |
| Middle half (p25 to p75) | €110,000 to €328,750 |
| Median price per m² | €1,704 |
| Median size | 115 m² |
Apartments account for 168 listings, houses for 53 and villas for 41. There are 6 penthouses and one each of land and studio. Compare with the wider market on our pages for apartments in Italy and villas in Italy.
The bedroom split leans towards larger homes: 87 listings have five or more bedrooms and 51 have four, while 93 have three. Only 26 are two-bedroom and 10 are one-bedroom, so small investment flats are scarcer than the national picture suggests. The median size of 115 m² confirms that family-sized stock dominates.
The historic Bari Vecchia, with its narrow lanes and the Basilica di San Nicola, attracts holiday-let buyers, though renovation costs and building condition vary. Murat, the grid-planned 19th-century district between the old town and the station, is the commercial and shopping heart with elegant older apartments. Poggiofranco and Carrassi are residential and well served by shops and schools, while the waterfront Lungomare Nazario Sauro and Madonnella have sea views at higher prices. Outlying areas such as Santo Spirito and Palese are former fishing villages now within the city, with a more relaxed seaside feel.
Bari's airport has flights to many European hubs, and ferries run across the Adriatic to Croatia, Albania and Greece. Trains connect to Lecce, Brindisi and Naples, and the surrounding Puglia coast and trulli country are within an hour or so by road.
Bari is a real working city, not a resort: the upside is year-round life and rental demand from students and hospital staff.
Taxes depend on whether you are buying as a resident primary home or a second home, and whether the seller is a private person or a company. Registration tax on a second home is typically 9% of the cadastral value, with a lower rate for primary residences, and agent commission is usually a few percent. Verify these figures locally. Our Italy buying guide and Italy mortgage guide cover the details.
Browse Rome, Perugia or Cosenza if you want to compare central and southern Italy, or Campobasso for a quieter inland option. Need to stay under budget? See cheap property in Italy or Italian homes under €100k. The full country overview lives at property for sale in Italy.

Across all our Bari listings the median asking price is €182,500 and the median price per m² is €1,704. Central and seafront apartments usually ask more, while homes in outer districts ask less.
It works better as a base for exploring Puglia than as a pure beach resort. Many buyers choose Bari for the airport and year-round services and then rent or visit coastal towns nearby.
EU citizens face no restrictions. Citizens of other countries can buy subject to reciprocity rules, which a notary can check. You will need an Italian tax code.
Expect registration or VAT, notary fees, agent commission and legal costs. As an approximate guide, total costs are often several percent above the price, but verify locally for your case.
Fewer than in other cities. Only 36 of our 270 listings have one or two bedrooms, so investors often target larger flats to split or let to students.
