Buyer's guide: Augusta
Augusta is a port town on Sicily's Ionian coast, between Catania and Syracuse, built on an island linked to the mainland by bridges. We list 70 properties here at a median asking price of €144,308, with seaside villas the biggest group, so the market suits buyers who want coastal Sicily at modest prices.
The numbers below are asking prices from current listings on RealEstateAbroad, and Italian sellers often accept lower offers.

Larger family villas dominate, many of them second homes along the coast. See villas in Italy, land in Italy and apartments in Italy for more.
Augusta's old town sits on an islet with a Swabian castle, a cathedral and narrow lanes, and the mainland districts are more modern and residential. Along the coast, Brucoli, a small fishing village with a harbour and a medieval tower, and the beaches of Agnone Bagni and Punta Izzo attract summer visitors and holiday-home buyers. Inland the countryside is dotted with citrus and olive groves. Syracuse and its Ortigia island are around 30 minutes by car, and Catania airport is about 40 minutes away.
One thing to understand is that Augusta's economy includes a large naval base and a major petrochemical and refining district just to the south, around Priolo, which has attracted environmental scrutiny for years. Many buyers therefore concentrate on the northern coast, such as Brucoli, and on inland villages, and some check air quality, wind patterns and distance from industrial sites. Summers are hot and winters mild, and public transport is limited, so a car is useful.
Augusta is a bargain only if you pick the right stretch of coast: location relative to the industrial zone matters as much as the sea view.

The coast near Brucoli and the beaches offer sea access and lower prices than the resort towns of the north, but the industrial zone to the south affects some areas. Visit and check the local environment.
The median asking price across all listings is €144,308. Sea-view villas and larger plots can ask much more.
EU citizens face no restrictions. Others can buy subject to reciprocity and need an Italian tax code.
It is the certificate confirming that a property is habitable and compliant with safety and hygiene rules. Ask for it before buying.
About 40 minutes by car, depending on traffic.
