Houses in Israel
Houses for sale in Israel number 668 on RealEstateAbroad, which is a small share of 8,410 because most Israelis live in apartments. Private houses are therefore expensive, concentrated in the coastal plain and in a few suburban belts, and they raise different legal questions from flats.
Our figures for all Israeli listings give a median asking price of €676,873, a typical range of €458,995 to €1,016,762 and €6,257 per m². A private house typically costs more than the median because it comes with land. In the Sharon and Haifa suburbs, prices vary widely by locality. All figures are asking prices on RealEstateAbroad and may be based on converted shekels.
Private houses may sit on state-leased land, privately owned freehold land or moshav and kibbutz land with special arrangements. Ask your lawyer to establish:
Netanya and the central coast have terraced and detached homes, Haifa has houses on the Carmel slopes, and Jerusalem has neighbourhood houses and older villas. Be'ersheba and Afula provide lower-priced options. In the Krayot, look at Kiryat Bialik and Kiryat Motzkin. Compare apartments and villas elsewhere.
Foreign buyers pay purchase tax at higher rates, around 8% to 10% of the value in typical cases, plus legal and agent fees. Property tax (arnona) is paid to the local council. Shelter requirements (a safe room, or mamad) are built into modern houses, and older ones may lack them. Buyers include diaspora families, returning residents and investors. See the Israel consultation guide.
A private house in Israel is a plot, a permit file and a lease term before it is a home.
Non-resident mortgages are limited. See financing in Israel.

Not always. Many are on state land leased for decades. Check the registry.
A reinforced safe room built into modern homes for protection. Older homes may have a shelter elsewhere.
With permits. Unpermitted extensions can reduce value and cause legal problems.
Arnona, a municipal charge based on size and area, paid by the occupier.
