Apartments in Israel
Apartments for sale in Israel are the core of our Israeli listings: 6,789 of 8,410 on RealEstateAbroad. The market is expensive, heavily taxed for overseas buyers and built on a system of state land leases that surprises many newcomers, so understanding the legal frame matters before you compare prices.
Across Israel, the median asking price in our listings is €676,873, with the middle half from €458,995 to €1,016,762, and a median of €6,257 per m². Tel Aviv sits well above the national median, while Be'ersheba, Afula and the Haifa Bay towns are lower. They are asking prices from current listings and may be converted from shekels.
Much of Israel's land is owned by the state and managed by the Israel Land Authority. Apartments on such land are held under long leases, commonly 49 years with renewal, and in practice many leases are capitalised or renewed on routine terms. Check the type of land right in the registry (Tabu or equivalent), whether any ground lease fees remain, and the renewal conditions. A lawyer should handle this review.
Tel Aviv is the premium market, with White City Bauhaus buildings, new towers and ageing blocks undergoing renewal. Jerusalem offers a distinctive housing stock with demand from religious and diaspora buyers. Haifa has sea and mountain views at lower prices, Netanya is a coastal city popular with French-speaking buyers, and Be'ersheba is the southern capital. The Krayot towns Kiryat Bialik and Kiryat Motzkin and the northern city Afula provide cheaper alternatives.
Purchase tax (mas rechisha) is charged on a progressive scale. Foreign residents and owners of an additional property pay higher rates, in the order of 8% to 10% of the value, so verify the current brackets with an Israeli lawyer. Add lawyer fees of around 0.5%-1% plus VAT and agent commission of about 2% plus VAT. Annual municipal tax (arnona) is levied on the occupier. Buildings may also undergo seismic strengthening programmes, so ask about any plans.
In Israel the purchase tax rate depends on who you are, so ask your lawyer before you fall for a price.

Yes. There are no general restrictions on non-resident buyers, but they pay higher purchase tax and face tighter mortgage terms.
The state body that administers most land in Israel. Many apartments are held on long leases from it.
Roughly 8% to 10% in many cases, though brackets change. Confirm before signing.
Yes. A lawyer checks the registry, leases and contract, and arranges the tax and registration.
A programme that encouraged seismic strengthening of older buildings, often adding floors and new facilities. Ask whether the building has taken part.
