The sample is led by houses (37), then land (11), commercial (4) and a single villa. Only a handful of listings carry bedroom counts: 5 with two, 2 with five or more and 1 with four. That indicates a lot of older family houses, plots and small commercial units rather than new apartments. The wide spread implies a mix of village plots, town houses and a few larger holdings. See the Indian house listings or land page.
Tirunelveli sits on the Thamirabarani river in the far south of Tamil Nadu and is a regional centre for education, temples and agriculture. It is known for its Nellaiappar temple and local sweets, and is a gateway to the southern tip of India and the Western Ghats. The nearest big city in our list is Madurai, about 150 km north. Gurgaon and Kolkata, also in the nearby list, lie in northern and eastern India, thousands of kilometres away, so they are separate markets. Buyers here are mainly local families, returning NRIs from the Gulf and investors in plots near the bypass roads.
NRIs and OCI holders may buy residential and commercial property in India, but not agricultural land, plantations or farmhouses. Foreign nationals of non-Indian origin cannot buy without RBI permission. Tamil Nadu charges stamp duty and registration on the guideline value or sale price, whichever is higher, so budget a high single-digit percentage; confirm current rates.
Since many listings are plots, check land classification, approvals from the local planning authority (DTCP or CMDA-style layouts), a clean encumbrance certificate and the patta (record of rights). Read our India buying guide and financing guide; more regions on the India overview.
