Buyer's guide: Thrissur
Thrissur real estate in Kerala is a house market: current listings on RealEstateAbroad show a median asking price of €78,512 for a home of about 212 m². The city is the cultural heart of the state and has a long-standing NRI community, which shapes both demand and the way property is bought.
Asking prices from 50 current listings, converted to euros. The size is large for India because many Kerala houses are standalone homes on private plots.

Thrissur is known for the Thrissur Pooram festival, its temples and churches, and a strong education and gold-trading culture. It lies in central Kerala between Kochi and Palakkad, which makes it a good base for people who want a traditional city with easy road and rail access. Many Keralite families working abroad build or buy a house here for eventual return, which is why standalone homes dominate.
Our only nearby link in the same region is Coimbatore in Tamil Nadu, a larger industrial city that is reachable by road but is a separate market. Kolkata and Gurgaon are far away and are listed purely as other Indian markets.
NRIs and OCIs can purchase residential and commercial property in India but not agricultural land, plantations or farmhouses. Foreigners of non-Indian origin living abroad generally cannot buy; they are limited to leases of up to five years or inheritance unless the RBI gives permission. Kerala has strict rules around paddy land and wetland classification, so have a lawyer check the land category and the title chain carefully.
Stamp duty and registration fees are set at state level, so ask for a written breakdown. Use the India buying guide, the India country page and our property valuation tool to sense-check an asking price.

Verify the land classification, the chain of title and any encumbrances at the sub-registrar's office, and confirm tax payments are up to date. Do this with an independent Kerala lawyer.
