Buyer's guide: Thanjavur

Houses account for 51 listings, commercial 6, land 3, villas 2 and one apartment. Bedroom data cover only a few listings (two-bed 7, one-bed 2, three-bed 2, four-bed and five-plus 1 each). In most Indian small cities, a house means an independent plot-and-building, often older construction, so inspect the structure and confirm the title carefully. The Indian house page, land page and commercial page give broader comparisons.

Thanjavur is best known for the Brihadisvara Temple, part of the UNESCO-listed Great Living Chola Temples, as well as its Maratha palace, art gallery and Tanjore painting and bronze traditions. It is a rice-growing delta town about 55 km from Tiruchirappalli (Trichy), which has the nearest airport. Prices are low because the local economy is based on agriculture, education and tourism, so rental yields and resale liquidity are modest.
Buyers are mainly local families, returning Tamil expatriates and heritage-minded investors.
Foreign nationals of non-Indian origin who live abroad cannot buy property in India without Reserve Bank of India permission; they are limited to leases up to five years or inheritance. Non-resident Indians (NRIs) and Overseas Citizens of India (OCIs) can buy residential and commercial property but not agricultural land, plantations or farmhouses. Tamil Nadu stamp duty and registration fees are significant (roughly 9% combined; verify current rates). Check the encumbrance certificate and patta (land record), and RERA registration for new projects.
See our India consultation guide, the financing page and country overview.
In India the first question is not the price but whether you are legally eligible to buy.
Tiruchirappalli is the nearest, with Madurai and Salem further away; all have more developed property markets.

Only NRIs and OCIs can buy residential or commercial property; other foreigners need RBI permission.
No, agricultural land, plantations and farmhouses are barred.
Low incomes and a smaller economy.
Title chain, encumbrance certificate, patta and approvals.
Modest; tourism and education provide limited demand.
