Buyer's guide: Patna
Patna, the capital of Bihar on the south bank of the Ganges, has some of the lowest property prices among India's big cities. Our listings show 177 properties with a median asking price of just €21,762 (converted from rupees), and 148 are houses. Before you browse, note that Indian law limits who can buy.
These are asking prices from current listings on RealEstateAbroad. The middle half of the market sits between €15,372 and €43,413, which is very low in international terms, partly because many homes are older and on small plots. The median price per m² is €651 and the median size 130 m².

Houses dominate (148), followed by apartments (16), commercial units (10) and land (3). Among listings with bedroom counts, three-bedroom homes lead with 11, then two-bedroom (5), five-plus (4) and four-bedroom (1). The sample is small for bedrooms, so use it as a rough guide only.
For broader choices, see the national villa, apartment and commercial pages.
Patna stretches along the Ganges, with the old city (Patna City) to the east and newer areas to the west. Names buyers hear often include Boring Road, Kankarbagh, Rajendra Nagar, Patliputra Colony and the Danapur cantonment area. The city has a major railway junction and the Jay Prakash Narayan airport, and a metro system has been under construction. Traffic is heavy and flooding can affect low-lying parts in monsoon season.
The other Indian cities in our network are far away: Kolkata, Gurgaon and Ahmedabad are separate markets, not neighbours.
Patna is cheap because the price of entry is paperwork: the title, not the house, is what you are buying.
Foreign nationals who live outside India generally cannot buy property. Non-Resident Indians (NRIs) and Overseas Citizens of India (OCI) can buy residential and commercial property, but not agricultural land, farmhouses or plantation property. Funds must come through banking channels, and repatriation of sale proceeds is limited and conditional. Stamp duty and registration in Bihar are paid by the buyer and total a single-digit percentage that varies by buyer type (verify locally). Check the title chain, mutation records in the buyer's name and approvals; consider RERA-registered projects for new flats.

Foreign nationals resident outside India generally cannot, but NRIs and OCI cardholders can buy residential and commercial property. Get legal advice for your status.
The local economy is smaller than in India's metros and many listings are older houses on small plots. Our median is €21,762.
